The Sell-For-More Playbook

How to sell for more, and faster.

Two homes on the same street can sell weeks and tens of thousands of dollars apart. The difference is never luck. It's the plan. Here's the plan I run on every listing, plus a quick way to see what you'd actually walk away with.

The five moves that sell for more

Do these in the right order and the market comes to you, instead of the other way around.

1

Price it right from day one

Your first ten days on the market are your loudest. Price it well and you create urgency and competition; price it high to "leave room" and the early momentum fades, and every reduction that follows signals something's wrong. We start with a number backed by real comps, not optimism.

2

Fix what actually pays you back

Not every dollar you spend prepping comes back, but the right ones return two or three. Paint, floors, a fresh kitchen face, and curb appeal almost always earn their keep. I'll tell you exactly where to spend and, just as importantly, where not to.

3

Stage it so buyers fall in love

Buyers don't buy square footage. They buy the feeling of walking in and picturing their life there. Smart staging turns rooms into that feeling, and it consistently returns far more than it costs.

4

Market it everywhere that matters

Professional photography, video, and a launch across every major site are the baseline. Beyond that, Compass private exclusives let us test the market before you go public, so you gather real buyer feedback without spending down your days on market. Most homes are won or lost in the first scroll.

5

Time the launch

When you go live matters almost as much as how. We line up the prep, the photos, and the day it hits so your home lands in front of the most buyers at the moment they're actually looking, not on a sleepy holiday weekend.

What would you actually walk away with?

The sale price is never the number that lands in your account. Enter a few figures and see your estimated take-home. Updates as you type.

Where the money goes

Sale price$1,400,000
Agent commission (6%)–$84,000
Title, escrow & other costs (1.5%)–$21,000
Mortgage payoff–$500,000
Estimated net proceeds$795,000

This is your rough take-home. A few things can still move it: prorated property taxes, any repair credits or buyer concessions you negotiate, a home warranty, and interest on your loan through the payoff date. Curious about a more detailed net sheet? We've got resources that can get you more accurate numbers.

Estimates only, not a guarantee of proceeds or financial advice. Commission is negotiable and set by agreement; other costs vary by transaction. Your actual net depends on final terms.

Why the number below matters

Condition is what the algorithms miss.

A Zestimate can't tell that your kitchen was redone last year or that the roof is original. That's the single biggest reason online estimates are off, and exactly why I ask about it in the form. Tell me the real shape it's in, and I'll send back a real number.

Get your detailed price report.

Send me your address and the honest condition of your home, and I'll put together a real price range, backed by comps, not a guess. Back to you within 24 hours. No obligation.

This is the piece online estimates get wrong. It's why I ask.

Goes straight to Blake. Your address stays private. Never sold, never spammed.

You're all set!

Thanks! I've got your details and I'll have your price report back within 24 hours.

Your home isn't a data point. It's the kitchen you remodeled and the view you fell for. I price it and market it like someone who's actually stood in it, because that's what gets you the most at the finish line.
